Terms and Conditions

We know this is the boring bit, but it's got to be done. You'll find the them printed on the back of our booking form, which we'll send when you're ready to book, so you can always read them there if it's too hard to read it all here. But we do recommend that you read them before you depart!

Booking Conditions and Terms of Rental

1. Contract / Rental Agreement
The Contract for a holiday rental shall be made between the Client and the Owner. All contractual obligations arising out of these booking conditions shall be subject to the Law of Portugal. It will be entered into when the booking deposit is processed and the Owner issues the confirmation letter. The Contract will be subject to all the following booking conditions.

2. Booking Form
A booking form must be completed and signed by the Client.

3. Booking Deposit
A booking deposit of 25% shall be payable at the time of the booking.

4. Security Deposit
A security deposit of £200/€250 is required in case of damage to the property or its contents by the Client. This deposit shall not limit the client’s liability to the Owner. The Owner will refund the security deposit, subject to satisfactory inspection of the property, to the Client within 7 - 14 days of the end of the rental period.

5. Payment / Late Payment
The balance of the full rental amount will be due 8 weeks before the arrival date.

6. Cancellation
The Owner reserves the right to give written notice of cancellation of bookings due to any unforeseen circumstances.

When a booking is cancelled by the Client, the percentage of rental amount charged as a cancellation fee (ie not refunded) will depend on the amount of time still to elapse before the arrival date as per the following table:
56 days or more - loss of deposit
41 to 55 days - 30% charge
31 to 40 days - 50% charge
15 to 30 days - 75% charge
14 days or less - 100% charge

7. Liability
The Owner and its agents do not accept third party liability in respect of breach of contract, negligence, misrepresentation or otherwise. The Owner and its agents shall not be liable for any loss, breach or delay due to any cause beyond their reasonable control. The Owner and its agents cannot be held responsible for the breakdown of mechanical equipment, such as pumps, boilers, swimming pool filtration systems, nor the failure of public utilities such as water, gas and electricity. The Owner and its agents cannot be held responsible for noise or disturbance originating beyond the boundaries of the property or which is beyond their control. The Owner’s liability to the Client shall, in no circumstances, exceed the amount paid to the Owner for the rental period.

8. Insurance
The property is insured by the Owner covering Personal Liability. However it is recommended that The Client take out comprehensive Holiday Insurance, including cancellation cover.


9. Period of Hire
Rentals commence, unless otherwise notified, at 15:00 on the day of arrival and terminate at 10:00 on the day of departure.

10. Inventory
An inventory of fixtures and furniture and various equipment within the property will be made at the beginning and at the end of the rental by the owner/local agent and the Client. A sheet of inventory will be drawn up and signed. The Client will have a 24 hour deadline to point out to the Owner/local agent any discrepancies.

11. Number of Persons in Property
The number of persons occupying the property must not exceed six at any one time. The Owner reserves the right to terminate the Rental if this condition is not observed.

12. Care of Property
The Client shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning.

13. Breakages, Damage or Loss of Keys
The Client is legally bound to reimburse the Owner for replacement, repair or extra cleaning charges on demand.

14. Behaviour
Clients are obliged to take care that the peace of the condominium is not disturbed by themselves and/or their party. Failure to observe this condition may result in the termination of the rental.

15 Right of Entry
With a minimum of 24 hours notice (except in the case of emergencies), the Owner shall be allowed the right of entry to the property at all reasonable times for the purposes of inspection or to carry out necessary repairs or maintenance.

16. Animals
No animals or pets are allowed at any time on the property.

17. Smoking
Smoking is not permitted anywhere inside the property. We request that you smoke outside the property.

18. Children
Clients must accept responsibility for the safety of their children at all times.

19. Parking
The parking space in the underground car park (E70) may be used by the Client for the duration of the rental.

20. Letting / Sub Letting
Clients may not let, sublet, or assign this Rental Agreement.

21. Information Pack
An information pack will be supplied at the time of receipt of the full balance.
